Nice 3 bedroom home with easy access, large yard and beautiful views. Located near the center of Maggie Valley. From the porch you can watch the chipmunks and birds on the big rock as well as the cows in the pasture. Inside you can sit in the big lounge chair and watch the big screen (with HD receiver) and the mountains at the same time. Well furnished and comfortable. All one level with only 3 steps to get inside. Internet access, printer with fax, so you can work while on vacation. Sleeps 6 with queens in two bedrooms and 2 doubles in the third bedroom. All linens are provided, Central Heat/Air, Wood Fireplace; Fully Equipped Kitchen, Washer/Dryer; Cable TV with VCR/DVD players, Great Mountain View, Paved Access; Pet Friendly

Cancellation Policy:

Travelers who cancel a reservation 60 days or more prior to arrival date will receive a 100% refund of rent minus the reservation fee of $100.00

Travelers who cancel a reservation between 31 and 59 days prior to arrival date will receive a 50% refund of rent minus the reservation fee of $100.00

Travelers who cancel within 30 days of arrival will only receive a refund if the property is re-booked for the same dates, minus the reservation fee of $100.00

• We highly recommend purchasing insurance to cover cancellation and read the exclusion clauses thoroughly. Travel Cancellation and Protection Insurance is sold by Premier Vacation Rentals and is designed to protect you in the event it becomes necessary for you to cancel your reservation. Ask your booking agent for more details.

Instructions for Check-In/Check-Out

• You must check-in at our office at 2787 Soco Rd. in Maggie Valley. We are located in Eagles Plaza near Snappy’s Pizza.

• Check in times will begin at 4:00 pm, however, this is not guaranteed. We work very hard to accommodate this check in time, but additional cleaning and inspection may be required for the rental homes, especially during peak and holiday seasons. You are welcome to call the office before your arrival to see if your vacation rental is ready for occupancy.

• During business hours, your check-in packet will be in our office. If you arrive after business hours, your packet will be in the RED drop box located just outside our office door. This packet includes directions to the home, keys, an after hours emergency number, local trash locations, and directions to various grocery stores.

• Check out is 10:00 am and all keys need to be returned to our office or placed in the locked section of the RED drop box.

Items you will need to bring with you

(owners do not supply these items, however, if they are in the home, you are welcome to use)

• all paper products (toilet paper, napkins, paper plates, paper towels)

• trash bags, tin foil, baggies, coffee filters

• dish soap, laundry soap, hand soap, bath products

• All homes are furnished with bed and bath linens, pots & pans, and dishes. The homes also have washer and dryers for your use.

• Utility outages (power, cable, internet) are out of our control and we will make every effort for a quick resolve. There are no adjustments or refunds due to utility outages.

• NON-DISCLOSURE OF PETS WILL RESULT IN IMMEDIATE EVICTION AND NO REFUNDS!

• If you are wanting to have firewood delivered, please call our office atand we will give you a contact person for that.

• Please be aware that weather and road conditions can change drastically in the mountains during the winter, even if there is no snow, roads can still become icy and dangerous (this includes steps and driveways) Please plan accordingly and drive safely.

We come here every September and stay anywhere from 2 to 6 weeks.Perfect location and we appreciate having a paved road up the mountain and a paved driveway.Huge fenced in yard for the dog and a large covered porch where we spend most of our time.

The space and view was beautiful. We would definitely stay again if possible. Only issue we could find was hallway bathroom door lock was broken. Be sure to take your own toilet paper.

Great experience!

This place is great, and the staff's friendly! I actually made a couple of calls in after hours with silly questions, and they were great. The dog absolutely loved it. We're a family of 5 & we had an additional guest stay with us, plus the dog -- plenty of space. Overall just a great experience, nice house!

Our experience in dealing directly with Premier was wonderful. They were quick to respond to our needs and very helpful, we would definitely use them again. As far as High Cotton home it could really use some updating. There was trash in the yard upon arrival. The back porch is a mess. The furniture feels old and dirty, the carpets in the bedrooms are stained and dirty. The bathrooms were very clean with lots of towels and the beds were clean and very comfortable and the kitchen is well supplied. Overall the house just needs some updating and cleaning up and it would be much better. It's very roomy and nice to have a fenced in yard for our dog. Also, the owner was super nice and willing to help when we had a concern. Everyone we worked with was super.

Great pet friendly place

Great pet friendly rental with fenced yard. Beautiful view from the front of the home, the back was a bit of a disappointment as there is a MH parked at the back door in the raised lot with people living in it(friendly!. But the convenience of the fence won out! Loved sitting on the porch admiring the view and watching the birds feed (3 cardinals visited often!) A firepit area would be perfect. Was rainy and our dogs found the mud hole behind the home! Home was clean other than the bedroom carpets (I would replace and put a pet friendly product down)Overall, a great stay and would return if traveling to the area.

Functional and Private

House was as described; setting is very secluded with gorgeous mountain views. Property is not fancy but has a wonderful fenced yard for a dog, and house was clean and kitchen was extremely well equipped. We were quite satisfied with the accommodations.

RELAXING

We stay here every year from 3 to 6 weeks. There is a paved road up the mountain to the paved driveway, no more dirt, gravel or cutbacks for us!The cabin is very private and somewhat secluded. You cannot see the neighbors and they can't see you. There is a nice wide porch and a large fenced in yard for the dogs.We love it here. Only a 2 minute drive down to the main highway and about a 10 minute drive to downtown Waynesville.Near Asheville and Cherokee.3 bedrooms and 2 complete bathrooms. The only downside is the wi-fi was somewhat spotty.Wide gate at the entrance for easy access and exit for wide vehicles (RV).Highly recommend this one.

Had an enjoyable time with kids and grandchildren. Home was clean and close to downtown Maggie Valley. Exterior not the best and still haven't received security deposit back although we left house as specified in rental agreement. With all that we may rent High Cotton next June

In the High Cotton...

Staff were incredibly friendly and accommodating to us when our initial reservation though another company fell through at the last minute. This property has an awesome yard if you have pets with you. The house could use some updating and just general aesthetic maintenance but it suited our needs. Would certainly stay here again.

Amazing view, property, and location.

The entire property was fenced in so it made it a great experience for our little kids to run around and play. There was also a large rock that they had a blast climbing. The cabin was cozy and had everything we needed. What was even more amazing was the view. The view was not obstructed in anyway and it was absolutely beautiful!

LOVELY TIME

Since we reserve this rental every year it's obvious how much we like it.We've rented a number of places over the years in North Carolina and this is our favorite.It's pet friendly with a large fenced in yard. It also has a long PAVED driveway, surrounded by woods and is completely private. There is no dirt road or gravel driveway. It takes all of 3 minutes to drive down to Soco Road.Nice wide covered front porch with a view of the mountains.Reasonably priced.

Doggie Heaven!

Perfect location! Not so far up in the mountain that you everything falls off your car dash getting there. If you have a dog this huge fenced in yard will allow both you and your pet to enjoy your vacation. There were enough dishes, cooking utensils to entertain a party of 15. The Real wood fireplace sure beat out fake gas logs. We look forward to enjoying Maggie Valley again soon.

The property was not disability friendly. Grab bars in the bathtub would have been welcomed along with a handicapped toilet. The view was very nice, and we enjoyed our stay.

Fully Stocked Kitchen-Great Fenced Yard

The main feature for us was the fenced yard for our dogs,which was great until one dog got stung by bees that live in the ground, then she was afraid. The kitchen is abundantly stocked with anything you would need, including a salad spinner! The beds were comfortable in the master. Living Room very comfortable. Home is located conveniently not too far up the mountain but still a lovely view from the front porch of surrounding mountains. Main negative was oven and cooktop we had to clean (the oven handle was loose)before use. I highly recommend Premier Vacation Rentals as they go over and beyond to meet all your needs promptly.

The perfect place

I had just fractured my wrist a week before our vacation. The layout of the house was perfect. The location is great, the yard is beautiful. The view from the front porch is gorgeous. There is an old shack behind the house, however it is out of the yard and it actually adds to the atmosphere. I have nothing negative to say. Both porches were great, the fenced in yard was perfect for my dog since I was unable to walk her, the washer and dryer and dishwasher were a life saver for a person with only the use of one hand. The beds were comfortable and the rooms were nice, plenty of closet space for our clothes. I really loved the fans because I can not sleep without one running. My daughter and Islept like babies. On Friday night there was a band downtown and we sat on the porch and listened to the music, added benefit. Can not wait to come back to High Cotton, anybody with anything negative just don't go and leave it opened for us. Our favorite place for lunch or breakfast was Country Vittles, dinner we went to Fat Buddies or The Sagebrush all are very close to the house.

Very nice!

We rented this house for our ski trip to Cataloochee. The house is very conveniently located in the center of Maggie Valley, very close to the ski resort. It's also close to the major road and about 40 mins away from Ashville. It has a large fenced yard and offers a lot of privacy. The three bedrooms are good sized. The house is clean, however, it stored a lot stuff in the closet and laundry room. The very best part of this house is that it provides everything you need in the kitchen, including even zip bags and aluminum foil. We really enjoyed our stay.

The owner needs to remove excess items from closets and laundry room. No room to hang clothes in closets and could not even get in back bedroom closet due to a large foam bed pad blocking the door. The house is nice, the view good and parking area very good. Property behind needs cleaning up.
